Phase I Site Assessment
An essential due diligence element of commercial property acquisition is having a Phase I Environmental Site Assessment (ESA) performed for the property. This may be the best investment a landowner can make because it provides a layer of protection from any previous environmental problems that may have occurred. The purpose of a Phase I ESA is to assemble adequate information pertaining to the environmental condition of the property. An ESA will also assist in determining definite or potential contamination of the property. In the event that an environmental liability is established, Westmark has years of experience in soil and groundwater assessment. Westmark also coordinates activities with the lead enforcement regulatory agency in order to deliver the most effective response to our client’s needs.
